Free Lots
The “Free Lot” program allows Members in Good Standing of Captain’s Cove Golf & Yacht Club, Inc. to advertise their lot for sale to other Members or prospective Members at no cost via the official website. To qualify, Members must ensure that all assessments and property taxes are current. Members interested in listing their lot can participate by submitting a written request to Angela Winder, Accounts Receivable Manager, at awinder@captscove.com.
The Association serves solely as a connector between the listing Member and any interested parties. It is important to note that the listing does not guarantee or imply any warranty regarding the quality or buildability of the lot being advertised.

- Any party that accesses, uses, or transacts any type of business in or through the CCGYC website, www.captscove.com, “Free Lot” page, including but not limited to as a grantor (“Offeror”) or grantee (“Offeree”) in a real estate transaction, (herein either referred to as a “Participant”) expressly acknowledges and agrees that neither CCGYC nor any of its respective officers, directors, employees, agents and attorneys has made any oral or written representation or warranty of any kind or nature to the Participant with regard to (a) the physical condition of the Property, (b) the zoning of the Property, (c) the availability of electrical service, telephone service, water service, sanitary sewer service or any other public utility to the Property, (d) the issuance of a certificate of occupancy for all or any portion of the Property, (e) whether any personal property located on the Property constitutes a fixture or conveys with the Property, (f) adequacy of access and egress, or (g) any other matter or thing, including the quantity of land, relating to the Property. The Participant further acknowledges and agrees that the Property is being or was offered on CCGYC’s website, www.captscove.com, “Free Lot” page for “free” by an Offeror “AS IS, WHERE IS” and that the Offeree accepts the Property “AS IS, WHERE IS”.
- CCGYC expressly disclaims, and the Participant expressly waives, any implied warranty of any kind or nature with regard to the Property or any of the Improvements thereon or any of the personal property or fixtures located therein, including but not limited to:
- Any implied warranty of merchantability;
- Any implied warranty of fitness for a particular purpose;
- Any implied warranty that the improvements to the property together with all their fixtures are free from structural defects so as to pass without obligation in the trade;
- Any implied warranty that the improvements to the property together with all their fixtures are constructed in a workmanlike manner so as to pass without objection in the trade;
- Any implied warranty that the improvements to the property together with all their fixtures are fit for habitation;
- Any implied warranty of marketability of title.
- All participants waives and releases CCGYC, and its respective agents, successors, and assigns from any and all claims the Participant or its successors and assigns may have now or in the future relating to the “AS IS” condition of the Property. By accessing, using, or transacting any type of business in or through the CCGYC website, www.captscove.com, “Free Lot” page, Participants expressly choose to assume all risks, known and unknown, related to the Property and indemnify and to hold harmless CCGYC from any liability that may arise from said risk.
